Buying a house is the largest purchase most people will ever make; location is one of the factors the prospective home owner should carefully evaluate. Here are some main points that you will want to consider when reviewing neighborhoods you are interested in. Setting - do you want to live in an urban, suburban or rural area? Most folks know the answer to this question before they go home hunting. Real Estate Market Volatility - the real estate market has had tremendous volatility over the last several years with home values dropping and record high foreclosures. Is the neighborhood you are looking at stable? Look at how many houses are up for sale and how many foreclosures there are in the area. Larger than average foreclosure rates generally drops the value of the houses in the locality. An area with an abundance of houses for sale indicates it will be difficult to sell your home should you need to. Schools - the quality of local schools is usually a high priority for parents with school age children. Parents will want to investigate the performance of local schools; additionally, parents should check the safety record of the local schools and the availability of transportation for students. Areas with high performing schools generally have higher real estate taxes; this could be a negative factor for older people whose children are grown. Crime rate - check the local crime statistics; significant crime rates will have a negative impact on house and resale values. Do the houses in the neighborhood have unusual security devices such as bars on the windows? Transportation - how long will it take to commute to work? Do a test on the route during commuting times and eliminate any surprises. I have had a morning commute where traffic was backed up in the morning because the main thoroughfare passed the local high school. The route was clogged with school buses. Community Services - is the location close to shopping and recreation areas? Are there community services such as a library, YMCA, or churches close by? Can you walk to a shopping area? House surroundings - is the house very close to a major road? If so expect air pollution. Is there a train track close by? If so expect noise. Check the area at different times - check the prospective neighborhood at different times of the day. Neighborhoods may have a different atmosphere between day and night. Ask the Neighbors - talk to people that live in the neighborhood to see what the like and dislike about the area. Ask them how long they lived there; this is an indication of stability. Flooding - check to see if the area is prone to flooding or other natural liabilities. Local Government - check the financial health of the local government; if the municipality or township is in a dire financial position you can bet there will be a tax increase. How good are the local government services? People have different goals in home location; some favor a lively urban area while others yearn for peace and quiet. Regardless of you preferences, do your homework on the possible home locations on your list. Sources: Personal Experiences |
